Facilities Maintenance Technician General Purpose: The Facilities Maintenance Technician is responsible for managing the physical plant including maintenance and grounds keeping while maintaining compliance with all applicable codes, standards of government regulatory agencies, while working alongside the Director of Plant Operations. This person wiill perform a variety of tasks such as painting, carpentary, plumbing, electrical, light HVAC, test and inspections of physical plant equipment, preventative maintenance and various janitorial duties with minimal supervision

Qualifications

Requirements:

+ High school graduate or equivalent

+ 2 years of technical or trade school preferred

+ Must have a valid driver's license and agree to a Motor Vehicle Driving Record check as part of the background check. And that record must be in good standing.

+ Completion of BLS & First Aid Certification, within 30 days of employment

+ Completion of Crisis Prevention and Intervention (CPI) Training, within 30 days of employment

+ Experience in operating a variety of hand/power tools and equipment ensuring proper safey precautions

+ Understanding of Ohm's Law and refrigeration theory

+ Experience in the area of building maintenance and basic mechanical engineering

+ Experience with reading blueprints and understand Life Safety Code and OSHA Regulations

**GENERAL PURPOSE:**

Perform preventative maintenance and repairs \(electrical, mechanical and fabrication\)\.

**ESSENTIAL FUNCTIONS:**

• Perform scheduled preventative maintenance on mechanical material handling equipment, including transportation conveyors, sortation systems, and forklifts\.

• Perform maintenance projects as assigned on: conveyor systems; to include installation, removal, and process improvement changes\.

• Perform emergency mechanical repairs to failed material handling systems\.

• Perform scheduled and unscheduled repairs to facility equipment\.

• Identify and locate required repair parts for failed systems\.

• Maintain accurate record keeping such as: work orders, time sheets, and parts request\.

**QUALIFICATIONS AND SPECIAL SKILLS REQUIRED:**

• Must have command of basic manual hand tools, powered hand tools as in drills, grinders, and saws\. Have the ability to weld and utilize a cutting torch\. Must possess knowledge of basic facility repairs as in painting, minor plumbing, and lighting\. Must also possess knowledge of spare parts procedures and inventory control\.

• Ability to utilize and be certified in the operation of forklifts, powered pallet jacks, scissor lifts, and boom lifts\.

• Ability to lift up to 50lbs\.

• Requires overtime work as necessary\.\.\.

• Must be flexible to work any shift and/or weekends as scheduled\.

• One to two years of progressive mechanical aptitude in a distribution or manufacturing environment\.

They will facilitate all customer warranty requests, whether by making the actual repairs or scheduling subcontractors to make repairs. The Service Technician is responsible for the maintenance of the community including community inspections, repairs, general maintenance and turn process, as well as proactively resolving customer issues prior to and after move-in and submitted work orders.

* Evaluate resident repair issues to determine if they are warrantable items
* Complete assigned work orders generated from resident requests for service, as well as routine upkeep of the community by diagnosing the source or cause of a defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements
* Complete the make-ready process to prepare vacant homes for leasing and new move-ins by completing the pre and post move-out inspections, creating a “punch” list of maintenance work and supplies required and complete work
* Perform necessary repairs to homes such as (but not limited to) minor electrical, minor pluming, minor HVAC, texture repair and painting
* Schedule and manage subcontractors to make designated warranty and make ready/turn repairs in the absence of the Service Manager
* Certify warranty work is completed within contractor obligations
* Follow up with residents to ensure concerns are addressed in a timely and professional manner and satisfaction of work is met. Solicit online reviews to enhance reputation of community
* Monitor inventory and supplies and inform Service Manager when supplies need to be ordered
* Undergo training for managing construction walks on ready units, ensuring the highest quality standards are met, using checklists to document items to rectify and sign-off on acceptance as a management representative in the absence of the Service Manager
* Field emergency service calls when on call after hours and on weekends
* Conduct moves in and out orientation process including condition of home and arrange for any work needed as identified during move in inspection
* Maintain the grounds, common areas, and amenities. Some examples include picking up trash, maintaining dumpster enclosures, pet waste, debris, pressure-washing, performing general cleaning, painting curbs and signage
* Participate in on-going training by Service Supervisor and other resources as needed and/or required
* Maintain accurate records of all maintenance and repair work performed
* Effectively communicate with various support teams to ensure quality documentation, reporting and community performance
* Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
* Ability to work overtime and be on-call for emergency services after hours

We are currently seeking a Maintenance Technician!

Maintenance Technicians Maintain the efficient operation and upkeep of the property buildings and grounds in a supportive role.

Responsibilities include:

+ Take responsibility for the daily repair and upkeep of the property and the preparation of vacant units for occupancy

+ Maintain and keep an inventory of all supplies and equipment

+ Ensure necessary tools are on hand

+ Report unusual or extraordinary circumstances regarding the property or residents

+ Maintain the required property uniform ensuring a professional appearance

+ Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times

+ Be available to work on an on-call basis

+ Secure the maintenance shop(s) at the close of every workday

+ Remove snow and ice as necessary

+ Handle all lock-outs as a result of evictions and take responsibility for 24-hour response to service requests

Requirements:

+ HVAC certification, own tools and reliable transportation required

+ Ability to operate various hand tools including power tools

+ Ability to apply common sense understanding to carry out detailed written or oral instructions

+ Effective communication skills

+ Knowledge in HVAC, plumbing, and electrical

+ Property maintenance/handyman experience

Special Requirements: Must possess a valid Arizona State Drivers License. Must possess or be capable of obtaining an Arizona Class B Commercial Driver's License (CDL) within six (6) months of hire, and maintain licensure thereafter. An Arizona Grade 1 Wastewater Treatment Plant Operator Certification is preferred and/or must be obtained within one year of hire. An Arizona Grade 2 certification must be obtained within 18 months of obtaining a Grade 1 certification and an Arizona Grade 3 certification must be obtained within 18 months of obtaining a Grade 2 certification. Those hired with a Grade 1 certification will have 18 months to obtain a Grade 2 and 18 months thereafter to obtain a Grade 3. Those hired with a Grade 2 certification will have 18 months to obtain a Grade 3. All certifications must be maintained throughout employment with the City. Failure to obtain required certification levels in the time frame specified will result in separation of service.

Qualifications: Education and/or experience equal to two (2) years wastewater treatment plant operation or related work is preferred.

Tasks: Position will require monitoring the wastewater treatment process to ensure effluent water quality compliance is maintained; collect samples of raw and treated wastewater for lab analysis; conduct tests to monitor the biological process and troubleshoot process control changes; monitor pump operation, record pump readings and program timers; operate anaerobic digester complex and dewatering equipment, maintain the recharge/reuse effluent delivery system; maintain buildings and grounds; assist laboratory technician and perform laboratory analysis; assist maintenance specialist in repair of process equipment; operate backhoe, roll off truck and assorted pieces of machinery; provide accurate documentation and computer data entry; provide on-call response on a rotating schedule; perform facility tours, answer or refer questions to educate the general public regarding the wastewater treatment process and/or effluent delivery system; perform other duties as necessary.

Knowledge, Skills, and Other Characteristics

Knowledge of:

Federal, State and local rules, regulations, policies and procedures regarding the proper methods and techniques of operating a wastewater treatment facility.
Various chemicals used in wastewater treatment and their volatility factors.
Occupational hazards and appropriate safety precautions.
State and Federal regulations, standards and criteria regarding the discharge of effluent.
General building/grounds maintenance and repair practices.
Skills in:

Operating and maintaining wastewater treatment plant equipment.
Performing simple laboratory analysis.
Following oral and written instructions.
Utilizing public relations techniques in responding to inquiries and complaints.
Establishing and maintaining effective working relationships with State, Federal and other local officials, elected officials and City residents.
Physical and Visual Ability: Sufficient to effectively and safely perform required duties and to safely operate required equipment and City vehicles as needed. Must be able to see clearly, with correction if necessary during both day and evening hours and in potentially adverse weather conditions. Must possess ability to perform manual labor for extended periods of time and capable of lifting 60 pounds frequently with a maximum of 100 pounds.

Hearing and Speaking Ability: Sufficient to clearly, concisely and effectively communicate in person, by radio and over the telephone.

General Description:

As a multi-craft Maintenance Technician, while working alongside a certified Maintenance Technician, you will be responsible for supporting the manufacturing process by trouble shooting, preventative maintenance, and repair of all tire-related manufacturing processing machinery and equipment. To include mechanical, pneumatic, hydraulic, and electrical systems. You will also be responsible for related safety and housekeeping throughout the facility. Responsibilities will include, but not be limited to:

+ Perform maintenance and repairs on a diverse range of equipment to ensure optimum operating conditions and uptime across all related crafts.

+ Knowledge of machine shop equipment, electronic industrial systems, PLCs, variable frequency drives, servo drives, power distribution, instrumentation, preventative maintenance, human machine interfaces, hydraulics, and pneumatics.

+ Installation, alteration, troubleshoot, repair, and maintain machines and drive power distribution systems, instrumentation, hydraulic systems and pneumatic systems of plant machinery, equipment, facilities, and structures.

+ Perform PLC maintenance issues Troubleshoot and repair electrical, electronic, and other mechanical issues.

+ Interpret blueprints, sketches, maintenance manuals and manufacturing specifications.

+ Welding applications

+ Maintains work areas in a neat and orderly condition.

+ Observes all prescribed safety practices.

+ Installs, maintains, and repairs electrical systems; runs new or extend existing power and lighting lines; makes connections from power sources to equipment; runs conduit and terminates wiring; installs and connects boxes, outlets, switches, and controls; replaces faulty components and wiring.

+ Cuts, forms, threads, fits, and installs piping for air, water, steam, oil, nitrogen, gas, and other lines; maintain plant plumbing, heating, cooling, and related facilities, and equipment.

+ Uses gas torch to cut structural stock for fabrication of hoods, guards, and similar items.

+ Detects and reports faulty equipment, defective material, improper operations, and unusual conditions to proper supervision

Basic Qualifications:

+ HS Diploma/GED

+ Must be at least 18 years of age

+ Must be legally authorized to work in the US without company sponsorship now or in the future

+ Required to lift heavy materials, climb, stand, squat, bend and work at heights with or without reasonable accommodations

+ Must be able to successfully complete all post-offer, pre-employment contingencies

+ Ability to work any shift, weekends, holidays, or overtime if applicable

+ Basic computer skills

Preferred Qualifications:

+ Previous Industrial Manufacturing experience basic knowledge and understanding of machine technology, construction, operation of heavy industrial machinery and power/control devices.
